Covenants, conditions and restrictions pertaining to lots in Middleridge are contained in various deeds, each
applicable to a specific set of lots. The provisions are essentially the same for all lots in Middleridge. The covenants
are in effect for 25 years from the date the deed was recorded in Fairfax County. This is a summary of the
covenants, conditions, and restrictions for our neighborhood.
Single Dwellings:
One detached, single-family dwelling not to exceed two and one-half stories per lot. A private garage for not more
than two cars. For residential purposes only.
Fences:
No fence (or similar enclosure) can be built on any lot except a rear yard fence. Fences must not exceed 48 inches
in height,; not extend beyond the front line of dwelling; be of wood, brick or metal with a 50% open design; be
maintained so as not to detract from the value or desirability of surrounding property. For corner lots fences may
not be closer to public street than the building set-back line required by Fairfax County. Ornamental hedges are
permissible in front yards but must be kept neatly trimmed to a height of not more than three feet.
Noxious / Offensive Activities:
No noxious or offensive activity can be carried on upon any lot. (This activity is not further defined in the
covenants.) Anything which may become an annoyance or nuisance (not defined) to the neighborhood is also
prohibited.
Businesses:
No trade or business can be advertised or transacted except members of medical, dental or legal profession can
practice their profession on the premises, if they reside on the premises.
Signs:
No signs of any character can be displayed, exhibited or placed upon the premises except "For Sale" or "For
Rent" signs not to exceed ten inches by fifteen inches or one sign showing the name and profession of the occupant
not to exceed six inches by twelve inches.
Structures:
No structure of a temporary character, trailer, tent, etc., can be used as a temporary or permanent residence.
Animals:
No animals, livestock or poultry can be raised, bred or kept on any lot except dogs, cats and other household pets
provided that they are not kept, bred or maintained for commercial purposes.
Trash:
No lot can be used as a dumping ground for rubbish or trash.
